21 east 22ND STREET

Located in the Flatiron neighborhood of Manhattan just minutes away from Gramercy Park, Madison Square Park, and the Flatiron Building, stands 21 East 22nd Street. This 12-story, pre-war building was converted from commercial to residential, creating 126 cooperative apartments. Installing quality windows was essential in maximizing the vistas of Midtown Manhattan and the Empire State Building.

The previous windows were outdated with poor insulation. They were also built with many compartmentalized lites that created a major obstruction of the New York City skyline. Skyline’s solution for the single glazed units and obstruction issues was to provide our Series 1200 Tilt & Turn window. We manufactured three over-sized sashes to be installed into one opening, totaling over 17 feet wide and 8 feet tall. Ordinary tilt & turns are not capable of operating at a size like this and in most cases would need to be manufactured into additional units. The Skyline Series 1200 is equipped for large sizes and can maintain optimal operation.

We were able to significantly reduce the amount of metal, which ultimately reduced the amount of obstructions. Additionally, the Series 1200 locks in an open position, allowing the resident to safely ventilate their apartment without the window slamming shut.

Due to the oversized sashes, the installation crew used a glass manipulator to safely install the windows brick to brick. Skyline provided a custom black interior finish as well as clear low e tempered glass.

The new windows have provided a significant sound reduction, superior insulation, and of course a huge bonus - the new skyline views.
