450 Washington, New York, NY · Skyline Windows’ Series 500 Casements & Series 500 Fixed Units

Located along Tribeca’s historic waterfront, 450 Washington was originally built as a rental building before undergoing a conversion to 176 luxury condominium units in late 2022/early 2023. This extensive renovation included brand new interiors, layout configurations, a refinished facade, and oversized structurally glazed casement windows.

The existing sliding windows that were replaced were difficult to operate and did not perform well thermally or acoustically due to air infiltration. Skyline Windows worked closely with Owner & Developer, RELATED Companies, in selecting fenestration products that would meet performance requirements and design goals.

 


The Skyline Series 500 Casement window was ultimately chosen for all 16 floors. This window wall system offered a recessed glazing plane for more visual depth and increased shadow lines. Here the architect’s vision increased the need for the operable sashes to be visually heavier than the fixed lites. The unequal sightlines (operable to fixed) were achieved throughout.

In addition to Series 500 Windows, we provided Series 1700 Terrace Doors for units that included a balcony. Skyline’s scope also included vertical external fin mullions and shadow boxes to meet the architect’s design intent.

In order to meet sound attenuation requirements demanded by its location directly adjacent to the Westside Highway, we supplied top tier, heat strengthened laminated insulated glass units throughout.

Replacing the original windows with Skyline’s oversized casements, coupled with refinishing the original gray concrete precast panels with a new French limestone plaster, contributed to the building’s stunning façade transformation.
